Permanent Loans
Long-term fixed rate mortgage; otherwise known as a "Take Out" loan when used to pay off existing construction financing. This loan also provides other choices than long-term fixed rate financing. Eagle Bank also offers 1, 3, 5, and 7-year Adjustable Rate loans as well as a wide variety of loans with various terms. Our Loan Officers welcome the opportunity to prepare the "correct" loan for you and your needs.
Construction Loans
Typically a short-term loan used to build a home or commercial real estate project. During this time, a borrower works with their builder and disbursing agent (Title Company) to pay for all materials and labor. Lien waivers are collected with each payment to assure all sub-contractors are paid for labor. During this time, a borrower is responsible for interest payments only on the amount of money disbursed by the lender. Interest charges will increase as construction disbursements grow and the project nears completion. Construction loans are typically paid in full with permanent financing.
Bridge Loans
This loan is used for interim financing and generally is made in the time frame between the Construction Loan and the Permanent Loan; when a borrower may need additional time to complete the new home or needs to sell an existing home.
